Seller's Guide

How to Sell Your Colorado Home

The whole process, start to finish, in plain English — so nothing about selling your home comes as a surprise.

Selling a house in Colorado isn't complicated once you can see the whole path. Most of the stress comes from not knowing what happens next. So here's the entire thing, step by step, the way I walk every client through it.

Before You List: The Two Decisions That Matter Most

Two choices drive almost everything that follows: who represents you and what you list for. Get those right and the rest tends to fall into place.

On representation, the thing to look for isn't the biggest name or the flashiest sign — it's someone who will actually be your point of contact from listing to closing, who knows your specific area, and who will give you a straight answer on price even when it isn't the answer you want. On price, insist on seeing the current comparable sales the number is built from. A price pulled from thin air, or from a website's automated estimate, is how homes end up sitting.

The Steps

  1. Consult & PriceWe walk the home together, look at what's actually sold nearby in recent weeks, and set a price and timeline that fit your goals — whether that's top dollar, a fast sale, or a specific closing date.
  2. Prepare the HomeA focused punch list: declutter, deep clean, touch up tired paint, and fix the small stuff. The goal is to show move-in ready and photograph clean — not to renovate.
  3. Photograph & LaunchProfessional photos go up first, then the home hits the MLS and syndicates out to Zillow, Realtor.com, and every major portal at once. The first days are when demand peaks, so we launch ready, not half-finished.
  4. Showings & FeedbackBuyers tour, and I gather honest feedback. If something's getting in the way — a price point, a room, a smell you've stopped noticing — we catch it early and adjust.
  5. Review OffersWhen offers come, price is only the headline. Financing strength, contingencies, the proposed closing date, and how much the buyer is asking you to cover all decide which offer actually makes it to the finish line. I walk you through the real comparison.
  6. Under ContractThe buyer does their inspection and the lender orders an appraisal. This is where deals get tested, and where experience earns its keep — negotiating repairs, handling an appraisal gap, keeping everyone moving toward closing.
  7. Closing DayYou sign, the title transfers, the funds move, and you hand over the keys. If you're out of state, this can be done remotely — more on that below.

A Few Things That Are Specific to Colorado

Our market moves fast, especially along the Front Range — well-priced homes can draw offers in days, which means being ready to launch matters more here than in slower markets. Colorado also uses a standardized set of real estate contracts and disclosures through the state's Real Estate Commission, so the paperwork is consistent statewide; a good broker handles it so you don't have to decode it.

And if your home is in the mountains or a resort area, the rhythm is different again — seasonality, second-home buyers, and septic or well considerations come into play. The fundamentals in this guide still hold; the details shift.

The one-sentence version: price it right from current data, show it clean, launch it ready, and work with someone who'll still be answering the phone when the inspection throws a curveball.

Selling From Out of State

You don't have to be in Colorado to sell a Colorado home. Fully virtual closings let you sign remotely, and I handle the on-the-ground pieces — access, photography, contractors, inspections. Job moves, military orders, and inherited properties are some of the most common sales I handle, and they close just like any other.
